How It Works

Briefing Stage

HOKO are a team of architects, designers and technicians whose goal is to aid you in your journey to your perfect home. Our fixed fees have been structured to make the payments as simple and predictable as possible. To get things started, we will visit your home to undertake a measured survey of the existing property and spend some time discussing the project brief and budget with you – i.e. what you want to do and how much you want to spend on it.

Initial Design

During this stage we define how the proposal looks and what it costs. We provide plans, sections and elevations of the project, alongside 3D visuals to give you the best understanding of how your new home will feel. We revise the drawings and images with you until you are happy with the concept design.

Concept Stage

Before finishing the concept stage, we recommend appointing a quantity surveyor who can create a high-level cost plan so that you can get a better understanding of the financial implications of the concept design. We will discuss this with you and any changes which need to be made before setting up a session in the office where you can use the VR headset to explore your new home in 3D.

Planning Stage

At this stage we need to know how the project looks from the outside. Planning permission is crucial for most projects, but sometimes the proposal may fall within the permitted development regulations, making the process a little bit quicker. HOKO will prepare the planning drawings, submit the proposal on your behalf and deal with any queries from the local authority. Planning approval usually takes 2 months.

Building Warrant Stage

The Building Warrant process is a more detailed assessment of how the building will work once the new proposal is built. This includes appointing a structural engineer and ensuring that the project aligns with Building Regulations. HOKO will prepare the Building Warrant drawings, co-ordinate the design with the structural engineer, submit the proposal on your behalf and deal with any queries from the local authority. The Building Warrant process takes 3 months on average.

Interior Design Stage

At this stage, you can also take advantage of our interior design service looking at your fixtures and finishes in more detail, including colour schemes, furniture and internal layout. Our skilled interior designers will take you through the process of selecting and purchasing these items to align with your finished building.

Construction Information

Once we have gained Planning and Building Warrant approval, we will prepare the project drawings for the construction stage, including creating detailed architectural drawings and aligning them with the interior design choices that have been made, ensuring that the information is of a standard that can be easily built from.

Cost Plan

It is crucial to appoint a quantity surveyor again at this stage to create a detailed cost plan which can be used to help inform choices when choosing builders. HOKO will help you source a builder for your project and help to put the appropriate contract documentation in place.

Construction Stage

HOKO will advise you in the appointment of a Contract Administrator who will inspect the quality of workmanship and materials on site and directly liaise with your builder. We always recommend that you have an advisory party involved during construction to keep the project on track and within the agreed budget.
